What is the importance of a fire risk assessment?
A fire risk assessment is a vital step in producing a quality fire safety policy in your building. It is essentially a scheduled investigation of your premises and is carried out to identify all fire risks and hazards, considering the existing fire safety measures and controls in place.
Why is it needed?
Under The Regulatory Reform (Fire Safety) Order 2005, and the Fire (Scotland) Act 2005 and the associated Fire Safety (Scotland) Regulations 2006, the responsible person/duty holder must carry out a fire safety risk assessment and implement and maintain a fire management plan.

Fire Door Surveys
A fire door survey establishes the condition and suitability of a fire door, whilst also providing context and risk ratings based upon the implications of any failures of doors on the general fire safety of a building.
Fire Risk Assessments
A Type 1 Fire Risk Assessment (FRA) is non-destructive, and the most common. A Type 1 FRA assesses all the common parts of a building, such as a lobby area in a shared block of flats – but not individual dwellings. In some cases, a Type 1 FRA will inspect construction points between individual dwellings (such as shared supportive walls) – but in most cases, this is not necessary.
A Type 1 FRA has the purpose of ensuring that common parts of a building have the arrangements which allow people to escape if there was to be a fire – such as clear signage pointing to entry and exit points.
The results of a Type 1 FRA may reveal the requirement for further FRAs. If this is the case, the Type 1 FRA will list reasons why this would be required.
Fire Stopping Surveys
A fire stopping survey is designed to investigate a building for compliance of current fire safety standards. The survey focuses primarily on the construction methods and any systems implemented to prevent and slow down the spread of fire, smoke and fumes.
